Some clients begin their building journey with a home design already prepared.

The plans may have been developed by an architect, building designer or draftsperson. In other cases, the homeowner may have spent years refining a concept that reflects exactly how they want to live.

Having plans is an important step, but it is not the same as having a construction-ready project.

Before meaningful pricing and construction can occur, the design needs to be reviewed in relation to the land, engineering, energy requirements, building regulations, product selections and the practical methods required to build it.

At Bevnol Homes, we can work with clients who bring their own plans.

Our first task is to understand the design intent and identify how the home relates to the property. We consider matters such as site access, slope, orientation, services, structural requirements and whether the documentation contains enough information for accurate assessment.

We also discuss the client’s priorities.

Which elements of the design are essential? Are there features that could be modified if required? Has the design been developed with a realistic construction budget in mind?

These conversations are not intended to change the character of the home. They help ensure the project can move from an idea on paper to a buildable and properly documented home.
