Building a new home is exciting, but it can also feel overwhelming if you do not know where to start.
Do you choose the floor plan first?

How do you know if a builder is the right fit?
These are the questions I help clients work through every day at Bevnol Homes.
For those who do not know me, I’m Kristin, Business Development Manager and Social Media Manager at Bevnol Homes. I have worked across property and residential building since I was 18, starting in real estate with my first sale being a beach box in Chelsea. From there, I worked with developers, spent many years in residential property management, and then joined Bevnol Homes, where I have spent more than 20 years across the business.
During that time, I have been involved in estimating, sales quoting, accounts, pre-site, contracts, project coordination, marketing, client communication, plan reviews, specifications, permits and even running a home build on site.
So when I speak with clients, I am not just looking at the floor plan.
I am thinking about the land, the budget, the site conditions, the planning requirements, the documentation, the way the client wants to live, and what needs to be considered early so there are fewer surprises later.
No question is too small. This is a huge investment, and my goal is to help clients get it right from the start.
One thing I wish more people understood before starting their building journey is that it is not just about choosing a floor plan and colour selections.
Those things matter, but they are not where the conversation should begin.
Before you fall in love with a design, you need to understand the block of land, the budget, the site conditions, the planning constraints and how you actually want to live in the home.
A floor plan might look great online, but the real questions are:
Does it suit the block?
Does it suit your budget?
Does it suit your family?
Does it allow for the storage, zoning and functionality you need?
Does it make sense with the site conditions?
Will it still work for you in five or ten years?
At Bevnol Homes, our designs are a starting point. They are rarely built exactly as drawn, and that is one of the things I love about what we do.
A client might want an extra bedroom, a second living area, a modified kitchen, a larger pantry, more storage, a different facade, a bigger garage or a layout that better suits their block.
That is where the conversation starts.
We are not trying to force clients into a standard plan. We want to understand what they need and help shape the home around their land, lifestyle and budget.
One of the first things I ask clients is:
Tell me about who you are and the way you live.
That tells me far more than simply asking how many bedrooms you want.
Do you entertain often?
Do you need more storage?
Do you work from home?
Do you need a second living area?
Do you have teenagers?
Do you need space for extended family?
What frustrates you in your current home?
What do you love about where you live now?
The answers help shape the design.
Sometimes the smallest changes can make the biggest difference. A better pantry location, more laundry storage, a wider garage, a study nook, better bedroom zoning or improved connection to the alfresco can completely change how the home feels to live in.
A good home should not just look beautiful. It should work for the people living in it.
Before you buy land, speak with a builder.
A block can look perfect online, but there may be things that affect the design, the cost and the overall build.
When clients send me land to review, I want to know:
Where is it?
What does the street look like?
What are the neighbouring properties like?
Are there setbacks?
Are there planning overlays?
Are there easements?
Is the land vacant?
Are services available?
Do we have the Section 32?
Has a soil report or feature survey been completed?
These details matter.
The land can influence the home in so many ways — frontage, slope, orientation, access, garage position, drainage, natural light, outdoor living and site costs.
A little advice early can save a lot of stress later.
My honest advice is this: do not fall for the cheapest price or the gimmicks.
When comparing builders, make sure you understand what is actually included, what is not included, what site costs may apply and whether the builder has taken the time to properly understand your block.
A cheaper price at the start does not always mean a better outcome.
I would rather have the honest conversation early than surprise a client later.
There can be costs outside the standard build that clients need to understand, such as electrical pits, service connections, traffic management, drainage requirements, authority fees, reports or site-specific requirements.
I do not like surprises, and clients do not either.
That is why I believe in being upfront. If something needs to be considered, I would rather talk about it early so the client can make informed decisions.
A lot of what I do at Bevnol Homes happens behind the scenes.
I spend hours reviewing plans, specifications, contracts and town planning documents to make sure everything aligns as much as possible before the client moves forward.
I deal with engineers, architects, planners and consultants where needed to help achieve the best possible outcome.
That detail matters.
The goal is to reduce issues, pick up problems early and make the process clearer for the client.
Building is a big investment. It deserves that level of care.
Every client comes to Bevnol Homes at a different stage.
Some clients want to build a custom home from one of our designs.
Some already have their own plans.
Some are looking at a knockdown rebuild because they love their location but not their current home.
Some want an acreage home that makes the most of a larger block.
Some need help with house and land options.
Some are investors looking at townhouses or rooming houses.
My role is to help break the process down into smaller, easier-to-understand steps.
What do we know?

What decision comes next?
That is how we move forward properly.
When a potential client contacts us about a rooming house, the first step is understanding whether the property may suit what they are trying to achieve.
It is not just about fitting bedrooms on a block.
You need to think about compliance, layout, management, rental return, the site itself and whether the numbers make sense.
At Bevnol Homes, I can complete a preliminary review, look at pricing, help arrange rental appraisals, discuss property management options, connect clients with finance contacts and help them understand the broader picture.
We want investors to make informed decisions before they move too far ahead.
After speaking with me, I want clients to feel two things:
Confident and excited.
Confident because they understand the next step.
Excited because they can see what may be possible.
Building can feel overwhelming when everything is thrown at you at once. My approach is to break it down, explain things clearly and help clients understand what matters now and what can come later.
I am not here to be a high-pressure salesperson.
I am here to offer value, care, honest feedback and practical advice based on years of experience across the building process.
