A new Bevnol Homes project is underway in Carrum.
This custom home is being built on a challenging residential site with slope, sandy soil conditions, extensive retaining requirements and limited laneway access. It is the type of project where planning, experience and careful coordination make a real difference.
We’re following this Carrum home as it progresses through site works, retaining walls, framing, services rough-in, cladding, internal fit-out and, ultimately, the completed home.
For anyone considering building on a narrow block, sloping site, sandy soil or a property with restricted access, this project provides a genuine look at what is involved behind the finished photos.
This isn’t just about building a new home. It’s about understanding the site, working through the constraints and creating a custom home that is designed to suit the land, the location and the way the owners want to live.
This Carrum project is a custom-designed two-level residence created for a complex residential block.
The design includes:
Three bedrooms
Master suite with walk-in robe and ensuite
Open-plan kitchen, dining and living area
Walk-in pantry
Study
Rumpus room
Laundry
Family bathroom
Powder room
Deck
Garage
Vertical external cladding
Colorbond roofing
Detailed site works and retaining due to the slope and soil conditions
The layout has been developed around the proportions and challenges of this Carrum site rather than trying to make a standard house design fit the block.
Status: Completed / Progressed
Before the home could properly take shape, significant site preparation was required.
This Carrum block presented several challenges, including sandy soil conditions, slope across the site and limited access from the laneway. These factors meant the early stages required careful planning, retaining walls, drainage considerations and coordination of trades and materials.
The retaining and site works are a critical part of this project. While this stage may not look as polished as the finished home, it is one of the most important parts of building properly on a difficult site.
Status: Completed / Progressed
With the main site works underway, the slab and structural preparation began to create the foundation for the new home.
On a site like this, every level, service location and retaining detail matters. The slope and sandy soil conditions required careful attention so the home could be built with confidence from the ground up.
This stage shows the amount of work that happens before framing begins and why experience with difficult sites is so important.
Status: Underway / Progressing
The frame is now taking shape, giving a clear sense of the home’s layout, proportions and internal spaces.
At this stage, you can begin to see how the two-level design works across the site. The lower level includes bedrooms, rumpus, laundry and garage areas, while the upper level will become the main living zone of the home.
Frame stage is always an exciting milestone because the project starts to feel less like a construction site and more like a future home.
Status: Underway
Electrical, plumbing and mechanical services are now being roughed in throughout the home.
This stage happens before plaster and internal linings, and it is where the practical details of the home are carefully coordinated through the frame. Wiring, plumbing, heating and cooling provisions, drainage points and service locations all need to be positioned correctly before the walls are closed.
It is one of the stages clients do not always see in finished-home photos, but it plays a major role in how the home functions every day.
Status: Underway
The external cladding is now progressing, giving the Carrum home more of its finished form.
The vertical cladding creates a clean, modern exterior and works with the home’s long, narrow proportions. As this stage continues, the overall shape and street presence of the home will become much clearer.
We’ll continue sharing updates as this Carrum custom home moves through lock-up, internal fit-out and final finishes.
Not every block is flat, simple or easy to access.
Sloping land, sandy soil, retaining walls, narrow blocks and laneway access can all add complexity to a new home build. These conditions need to be understood early so the design, pricing and construction approach are realistic from the beginning.
At Bevnol Homes, we have experience working through difficult site conditions and helping clients understand what is involved before and during construction.
If you are considering building on a challenging block, we are here to help you explore what may be possible.
With the garage, bedrooms and rumpus positioned on the lower level, and the main living, kitchen, dining, study, master suite and deck located upstairs, the home has been planned to work with the site and make the most of the available space.
