Set on a sloping block in Langwarrin and impacted by several planning overlays, this custom designed home demonstrates how thoughtful design can transform complexity into opportunity.

Our clients briefed us on a clear vision: a spacious single-storey home that embraced the surrounding bushland, provided functional family living, and complied seamlessly with local planning requirements. From the outset, the design was shaped by the site’s constraints—carefully stepping with the land, respecting overlays, and orienting the home to maximise outlook and privacy.

The floorplan includes four generous bedrooms, a dedicated study, a private theatre room, and a large open-plan living, kitchen, and dining area positioned to take full advantage of uninterrupted bushland views. Every opportunity was taken to visually connect the interior with its natural surroundings, creating a calm and immersive living experience.

Functionality was a key driver throughout the design. A practical mudroom connects the oversized garage to the main home, while a substantial workshop provides valuable space for storage, hobbies, or trade use. The living zones extend effortlessly to a covered alfresco area, enhancing indoor-outdoor living and making the most of the site year-round.

Externally, the home achieves a balanced and contextual aesthetic through a combination of brickwork, Colorbond roofing, timber accents, and Axon cladding. The gabled façade reinforces a timeless architectural form that sits comfortably within the bushland setting while maintaining a contemporary edge.
